JCT 22c says that its the responsibility of the employer to cover the structure in joint names of the contractor.

Finding as the contractor that you are responsible for the existing structure? This is a cover offered by very few insurers, we can quite easily add the cover under Contract Works very competitively with one of our underwriters.
